How's The Market? | Lowest Interest Rate | Current Trends In This Market
My opinion of the market if I had to put it into a gesture would be a full stadium doing "the wave". Homes get listed, go through escrow then they clear to close. Lately I have seen homes go very quickly to pending status.
In NW San Antonio there were 30 homes SOLD, priced between $68,250 - $383,000 from December 1, 2012 - January 1, 2013.
Two were townhomes and one was a gardenhome, the rest were single family homes.
There are 74 homes Pending and 37 homes in Active Option statues.
Total of 394 homes actively on the market.
About half of those had some type of ceramic tile and wood flooring. A slight few homes have 3 car garages while the average was a 2 car garage. In my opinion some of the current trends are adding granite countertops and upgrading the homes' energy sources. Just by using energy star certified appliances, replacing older windows with low E double pane, simply replacing AC thermostat with a programmable thermostat, low flow commodes, and landscaping with drought tolerant plants. This is a sign that the market is doing well at the present moment.
Another fact is mostly all of my fellow Realtors and I that have buyers finance their transactions had some of the lowest interest rate. Between 3.5 - 5.0 %. Now, that is reassuring. Call me to find out what you should be selling your home for or if you are looking for that 3.5 - 5% interest rate.
